How it works

Fund the whole purchase with property you already own.

A cross-charge puts a second property up as extra security — so the lender can lend the full price.

100% of the purchase price — with no cash deposit
Cross-chargeEquity in another property stands in for the deposit.
Purchase + refurbFunds to buy, then more funds to do the works.
Below market valueThe discount can do the work of a deposit.
Exit planned up frontRefinance or sale mapped before you commit.
Illustrative example
Purchase price£250,000
Extra security — mortgage-free flat£300,000
Loan against both£250,000
Cash deposit needed£0

Loan-to-value across both properties ≈ 45%. Fees, legal costs and stamp duty still need covering. For illustration only — not an offer of finance.

100% bridging

Who actually qualifies for 100% bridging?

It's possible — but it isn't open to everyone. Payam explains who gets it.

  • Landlords with equity in other property
  • Below-market purchases and gifted transfers
  • Inherited property used as security

Straight answers

Questions investors ask us first.

Can I really get 100% bridging finance?
Yes, in the right circumstances. Usually that means putting up equity in another property as extra security (a cross-charge), or buying below market value, or using inherited or gifted property. You'll still need to cover fees, legal costs and stamp duty. We'll tell you on the first call whether your deal fits.
How does a cross-charge work?
The lender takes a charge over the property you're buying and a second property you already own. The equity in that second property stands in for your deposit, so the loan can cover the full purchase price.
Can you fund the refurbishment as well?
Often, yes. Many lenders will release funds for the purchase and then further funds for the works, in stages. We'll structure it around your schedule of works.
What will it cost?
It depends on the deal — the rate, lender fees, valuation, legals and the term you choose all add up. We disclose the lender and the full costs before any credit search, and our own fee is set out in writing at the start.
How fast can it complete?
Bridging is built for speed. Our in-house desktop valuation, plus dual representation and title insurance, can take weeks out of the process. We'll be straight about what's realistic for your deadline.
Will you help with the refinance afterwards?
Yes. We plan the exit before you commit and can arrange the refinance onto a buy-to-let or commercial mortgage once the work is done — same broker throughout.
Are you regulated?
Niche Advice Limited is authorised and regulated by the Financial Conduct Authority, FCA number 750263. Some bridging finance — including most lending on investment or commercial property — is not regulated by the FCA.
